Real estate SEO that wins
the searches portals don’t.
Humming Web’s real estate SEO helps agencies and agents rank for the searches that lead to listings: appraisals, “agent near me” and suburb questions. The portals hold most buyer searches. We build the vendor side on your own website and Google Business Profile, then report on appraisal enquiries.
Our SEO analyst will review your site and profile and email the fixes worth doing first.

Where the portals win, and
where your agency can.
Portals rank for listing searches like “houses for sale” plus a suburb, and an agency website rarely beats them there.
Vendor searches are different. Owners deciding who should sell their home look for agents, appraisals and local advice, and the portals don’t own those results. Based on the Google AU results and AI Overview answers we reviewed in October 2026. Search volume: Semrush AU.
- Portal territory
“houses for sale” plus a suburb · “rentals” plus a suburb · portal brand searches, such as realestate.com.au at 12,100 a month · instant value estimates. Keep your profiles complete here. Don’t spend SEO budget trying to outrank them.
- Your territory
“real estate agent near me” and agent plus suburb · “property appraisal” plus a suburb · selling guides and suburb profiles · your agents’ names and sold results · “property management near me”. This is where vendors and landlords decide who to call, and where your website and Business Profile can rank.
The searches that come
before a listing.
Valuation searches outnumber “agent near me” searches, and many of them end on a free estimate tool. An appraisal page that explains what an online estimate can’t see, and what a local agent adds, gives those owners a reason to book.
Fee and commission searches come from vendors close to a decision. A clear page on how your fees work wins them. Not every “real estate agent” search is a client. About 1,900 a month are people asking how to become one, so we leave career terms alone.
| Search term | Who is searching | Monthly searches |
|---|---|---|
| real estate agent | Mixed | 9,900 |
| house valuation | Vendor | 5,400 |
| how much is my house worth | Vendor | 4,400 |
| real estate agent near me | Vendor · Buyer | 2,900 |
| property appraisal | Vendor | 1,900 |
| real estate agents near me | Vendor · Buyer | 1,900 |
| how to become a real estate agent | Career | 1,900 |
| real estate agent fees | Vendor | 880 |
| real estate agent commission | Vendor | 880 |
| property management near me | Landlord | 590 |
What a suburb profile needs to
rank and win appraisals.
A suburb page ranks on information only a local agent has, which is what Google’s guidance on helpful, people-first content asks for. Copy-paste pages get ignored.
- 1 Selling in Strathfield
- 2 Market snapshotMedian price and days on market, with source and date
- 3 Sold by usRecent sales from your CRM
- 4 Living in StrathfieldPockets, schools, transport, what buyers ask
- 5 Book a Strathfield appraisal
- 6 Your local agentPhoto, sales in the suburb, profile and reviews
- 1A heading for owners. “Selling in” a suburb matches vendor intent better than “Strathfield real estate”, which the portals hold.
- 2A market snapshot with its source. Median price and days on market, with the source and date beside the figure.
- 3Your recent sales. Pulled from your CRM, so the page stays current without rewriting it.
- 4Street-level knowledge. Pockets, schools, transport and what buyers ask about, in your agent’s words.
- 5One appraisal call to action. A short form near the top and again at the end. Tracked as a conversion.
- 6The agent who knows the area. Photo, sales in the suburb and a link to their profile and Google reviews.
Underquoting rules and what
they mean for your pages.
In NSW, an agent underquotes when they state or advertise a price below their reasonable estimate of the likely selling price. That covers your website and portal listings as much as a phone call or open home.
The ACCC’s real estate guidance applies nationally, and other states set their own quoting rules. NSW Fair Trading can issue $2,200 penalty notices, court fines reach $22,000, and agents can lose their commission. NSW expects new underquoting laws to start towards the end of 2026. - NSW: record a reasonable estimateRecord a reasonable estimated selling price in the agency agreement.
- NSW: keep any range tightThe top of a price range can’t be more than 10% above the bottom.
- NSW: no “offers over” pricesAvoid “offers over”, “offers above” or “$500,000+” style prices, and update or retract advertising when the estimate is revised.
- How we apply it to SEONo “offers over” wording in listing title tags or meta descriptions; listing pages synced to your CRM, so revised guides update everywhere; suburb pages describe the market without quoting a price guide.

SEO for real estate agents,
with ads while it builds.
The main difference is that SEO builds vendor pages that rank for years, while ads put an appraisal offer in front of local owners this week. Because one team runs both, suburb pages double as ad landing pages, and ad results show which suburbs deserve the next page.

How much real estate
SEO costs.
Real estate SEO with Humming Web costs $1,000 to $5,000 a month, depending on how many offices and suburbs you target and how competitive your market is. A single office farming four suburbs sits low in that range; a multi-office group sits higher. Our SEO pricing page explains the factors.
5 red flags when choosing a real estate SEO agency
- A promise to outrank the portals. Not for listing searches.
- Hundreds of copy-paste suburb pages. Google treats them as doorways.
- Fake or incentivised reviews. They break Google’s rules.
- Reports with no appraisal count. Rankings don’t win listings.
- A 12-month contract up front. Good work doesn’t need one.

Real estate SEO questions.
What is real estate SEO?
Real estate SEO is the work of getting an agency and its agents found on Google, Google Maps and AI search by owners about to sell or lease. It covers Business Profiles, agent and suburb pages, appraisal pages, listing feeds, local links and tracking.
How much does real estate SEO cost in Australia?
Real estate SEO with Humming Web is priced between $1,000 and $5,000 monthly, depending on your offices and farm suburbs, any listing feed work and local competition. Local SEO starts from $780/month.
How long does SEO take for a real estate agency?
Most agencies see Business Profile and map movement in 6 to 12 weeks and suburb pages ranking in 4 to 6 months. Competitive inner-city suburbs take longer, and steady appraisal enquiries usually build over 6 to 12 months.
Can my agency website outrank realestate.com.au?
No, not for most listing searches. The portals hold "houses for sale" style results. Your site can rank for appraisal, agent, selling and suburb searches, which is where vendors decide who to call.
Is SEO for real estate agents worth it?
Yes, if you farm defined suburbs and want appraisal enquiries that don't depend on paid portal upgrades. It's less worth it when you won't put time into suburb content, or you plan to change brands soon.
What is local SEO for real estate agents?
Local SEO for real estate agents is the work that puts your office in the Google map pack and local results for searches like "real estate agent near me". It covers your Business Profile, reviews, consistent listings and suburb pages.
Do suburb profile pages still work?
Yes, when each page has information only a local agent can give: recent sales, street-level detail and a sourced market snapshot. Templated pages with the suburb name swapped rarely rank and can be treated as doorway pages.
Should every agent have their own page?
Yes. Vendors search agents by name, and a profile with sales history, suburbs and reviews gives them a reason to call. It also ties the agent's reputation to your agency's website.
Should agents target "how much is my house worth" searches?
Yes, they come from likely vendors. "House valuation" and "how much is my house worth" draw about 9,800 searches a month in Australia combined. Answer honestly on an appraisal page, then offer a local agent's view.
Do underquoting rules affect our website listings?
Yes. In NSW, underquoting rules cover website and portal listings, and "offers over" style prices aren't allowed. We keep that wording out of title tags and meta descriptions and sync listing pages with your CRM. General information, not legal advice.
